Q: What is SmartRent and why should I participate?
A: SmartRent is Bozzuto’s rent-to-own program which gives you the opportunity to earn credit for the time you rent at participating Bozzuto managed properties. It offers a great opportunity to build up funds towards the purchase of a new home.
Q: What is the maximum amount of money I can earn toward a purchase of a new Bozzuto home by registering in the SmartRent Program?
A: Renters at specific Bozzuto managed properties will earn $350 per month toward the purchase of a new home up to a maximum of $10,000.
Q: I have been renting at a Bozzuto managed community for some time and it offers the SmartRent program. What happens to those funds?
A: In order to start earning funds toward a new Bozzuto home, you must register for the SmartRent program. Once you register, the funds you accumulate will appear in your SmartRent account. You can access you account any time to view your balance. You are eligible to use the funds towards the purchase of a new Bozzuto home after 12 consecutive months of occupancy at a participating Bozzuto managed property.
Q: How do I register to participate in the SmartRent program?
A: When you sign a lease at a participating Bozzuto managed property, you will automatically be enrolled in the Smart Rent program so that you can start earning SmartRent credits immediately. The leasing manager will provide you with a log-in ID and password. If for any reason you do not want to participate in SmartRent, please notify the leasing manager to opt out of the program.
Q: Am I able to use a realtor in my purchase of a Bozzuto Home when I use my SmartRent funds?
A: No. As the resident of a Bozzuto managed community, you are already a Bozzuto customer; therefore, the new home purchase excludes the presence of a Realtor in the transaction.
Q: How do I know how much is in my SmartRent account?
A: You will be sent a quarterly SmartRent statement via email. Additionally, you can access your account statement 24/7 at www.bozzuto.com/smartrent.
Q: If the Bozzuto Homes community is offering other sales incentives, will I still be able to use my SmartRent funds?
A: SmartRent funds may be used in conjunction with other promotional offered at certain Bozzuto Homes communities. Please check with the sales manager at the new home community of your choice for details.
Q: How long do I have to rent before I can use my SmartRent funds?
A: You can apply your SmartRent funds towards the purchase of a new Bozzuto home after 12 consecutive months of occupancy at a participating Bozzuto managed property.
Q: What happens if I move from one Bozzuto managed community to another? Can I transfer my SmartRent funds?
A: If you move to another Bozzuto managed property with a break in renting that does not exceed two months, Bozzuto Homes will honor the existing SmartRent funds. If your new community participates in the SmartRent program, you will begin accruing additional SmartRent funds immediately upon the start of your new lease. If your break in renting exceeds two months, any SmartRent funds you have previously accrued will expire.
Q: Will I continue to accumulate SmartRent funds if I live in a participating community while my new home is being built?
A: Yes, you are a valued customer! If you continue to rent in a Bozzuto managed community while your new home is being built, you will continue to accrue funds toward the purchase of your new home.
Q: If I cancel my lease to buy a new Bozzuto home, will my current apartment community waive the cancellation fee?
A: You will be eligible to use your SmartRent funds after 12 consecutive months of living at a participating community. Once you have a valid contract on a new Bozzuto home, you need to notify the property where you live. At that time, Bozzuto Homes will coordinate with the leasing manager to adjust the lease term to prevent a cancellation fee. Your lease term will continue until the pre-drywall inspection on your new home, when your lease will convert to a month-to-month basis at your existing lease rate.
Q: Can I use my SmartRent funds as earnest money when I sign my new home sales contract?
A: No. SmartRent funds are credited to the purchaser at the time of Settlement and can be applied towards closing costs or to reduce your monthly payments. They do not replace the required earnest money deposit funds at time of contract or interim deposits due during the purchase process. Please consult with the sales manager at the new home community of your choice for details.
Q: Can I use my SmartRent funds at any Bozzuto Homes community?
A: Yes. Although SmartRent funds cannot be used with the purchase of a moderately priced home (MPDU) as provided through various county programs.
Q: I have a roommate. Can we both participate in SmartRent?
A: Due to the complications of splitting SmartRent funds, we can only allow one SmartRent participant per apartment unit.
